POSITION SUMMARY

The Project Manager is a key member of the Salesforce Global Real Estate Team. Split into five regions, AMER East, AMER West, EMEA, APAC, and Japan & Korea, the team is responsible for all real estate projects globally.

The Salesforce Real Estate teams are assembled using a combination of local market skills and expertise, combined with Salesforce international team members.

Under the direction of the Project Director, the Project Manager will work with the Program Manager closely on all real estate projects in Japan.

The Project Manager will contribute to and document the development of concepts and ideas to support the growth of our real estate portfolio.

She / He will manage and coordinate small-medium scale real estate projects through all phases of project initiation, design, implementation, move-in and close out.

The Project Manager will meet regularly with internal business stakeholders and will work closely with the Global Project Team on the implementation of global design standards.

The successful candidate will have excellent communication skills and be able to work cooperatively with business representatives, other Salesforce internal partners such as IT, Security, Sustainability, Branding, Marketing and Sourcing along with various other departments within the Real Estate organization.

A good awareness of the design process is essential, the candidate should be able to demonstrate working with multiple architects in a large corporate environment with a good knowledge of the various design stages.

Consistently works on assignments requiring independent action and a high degree of initiative to resolve issues, and requiring considerable judgment and initiative.

Good organization is key, and the successful candidate should also show a passion for creating an innovative work environment in a high growth company.

RESPONSIBILITIES

Manages program of small- medium projects and individual complex projects valued.

Develops and manages project schedules and budgets.

Processes for managing project cost, schedule, quality, risk, and communications.

Implementation of Salesforce design standards and guidelines.

Ensures projects are completed within budgets and schedules while meeting multiple internal business unit objectives.

Identifies and evaluates alternative solutions to best meet program goals.

Manages all project communication including status and progress reporting and executive reporting and presentations.

Ensure smooth project closeout and transition to normal operations.

Works with the Program Manager for complex projects valued at more than $100M.

Oversee financial compliance of complex projects spent.

Works cooperatively with and ensures that team members work cooperatively with the appropriate internal partners in Sourcing, Security, IT, Legal, HR, Finance, Brand Marketing and Corporate Communications.

Collaborate with the project teams including architects, engineers, design consultants, construction managers and administrative support.

In certain circumstances, will be assistance for special studies and due diligence assignments.

Oversee the vendor selection and performance management process for consultants, contractors, and other outside vendors.

Interacts with governmental branches and regulatory agencies as required to ensure that projects comply with all applicable legal requirements and regulations.

Makes presentation materials to all levels of senior management and internal stakeholders.

Manage and ensure successful completion of post occupancy customer satisfaction measurement.

EDUCATION

5 years directly related experience, College Degree or industry certification

EXPERIENCE

A minimum of 3 years of experience in the direct management of small-medium real estate projects with responsibility for site analysis, permitting, budget control, estimating, design and construction coordination, and project scheduling.

SKILLS

Great ability to communicate orally and in writing is essential in both Japanese and English.

Full understanding of industry practices and company policies and procedures

Excellent customer service and analytical skills are necessary as is a personality that pays attention to details.

Resolves a wide range of issues in imaginative as well as practical ways. This job is the fully qualified and career-oriented position.

Must exhibit initiative and a strong desire to achieve results in innovative and proactive ways

Must be computer literate in the use of typical construction industry software packages (e.g. scheduling, cost / cash flow control, etc.).

Understand in real estate financial analysis

Must have demonstrated ability to manage projects and must be organizationally / politically astute.

Ability to read and understand architectural drawings.

Knowledge in MS Project, leases, contracts, and construction practices.

Working knowledge of CAD / CAFM systems is desirable.
